Auburn has less supply even as mortgage rates sit at 7.40%

Freddie Mac put the 30-year fixed rate at 7.40% on October 8, 2026. That is a real number. It makes monthly payments harder to carry. But in Auburn, the Real Estate Data Aggregator counted just 1.6 months of supply for the three months ending August 31, 2026. That is a very thin cushion. When supply stays low, sellers still hold most of the cards, even when rates are high.

A year earlier, the Real Estate Data Aggregator showed 3.4 more months of supply in ZIP 03032. That drop is sharp. Fewer homes to choose from means buyers have less room to wait or negotiate. Nationally, the picture is different. Sellers outnumbered buyers by 62.6% in September, according to data reported by a national real estate brokerage. Auburn is not following that script.

What sold, and what buyers paid

The Real Estate Data Aggregator counted 28 homes sold in ZIP 03032 during the three months ending August 31, 2026. That is up 33.3% from the same three months in 2025. More homes changed hands even as rates climbed. The median sale price came in at $825,950, up 3.8% from a year before. Prices did not fall. They grew, just not quickly.

Homes are going fast, and many go above asking

The Real Estate Data Aggregator found that 68.2% of Auburn homes went under contract within two weeks of listing during the three months ending August 31, 2026. That share is up 16.2 points from a year before. Nearly 7 in 10 homes did not sit. The median days on market was 40 days, which is 9 days shorter than the same period last year. Homes are moving faster, not slower.

The average sale price came in at 102.6% of list price, according to the Real Estate Data Aggregator. That is up 2 points from a year before. Buyers are still paying over asking on average. That said, 39.3% of homes sold above list price, down 8.3 points from a year before. Not every home draws a bidding war. But the ones that are priced right are not sitting.

New listings are down, and that is squeezing supply

The Real Estate Data Aggregator counted 27 new listings in ZIP 03032 during the three months ending August 31, 2026. That is down 6.9% from a year before. Fewer sellers are coming to market. At the same time, the Real Estate Data Aggregator showed only 15 homes for sale, down 55.9% from a year before. That is a steep drop. Less to choose from means buyers compete harder for what is there.

Rates are high. Auburn has not slowed down much.

Freddie Mac reported the 30-year fixed rate at 7.40% on October 8, 2026. Realtor.com noted that rates climbed above 7% for the first time since January 2025. Nationally, pending home sales fell 4% month over month in September, according to data from a national real estate brokerage. Auburn's pending sales also dipped. The Real Estate Data Aggregator counted 22 pending sales in ZIP 03032, down 12% from a year before. That is worth watching. But with 1.6 months of supply and homes still selling above list, the market here has not stalled.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Auburn's 3.8% price gain is running a little ahead of that national pace. That does not mean it will keep going. But it shows this market has its own rhythm.

In short
  1. Freddie Mac put the 30-year rate at 7.40% on October 8, 2026. That is real pressure on buyers.
  2. But the Real Estate Data Aggregator shows Auburn had just 1.6 months of supply, a median sale price of $825,950, and homes selling at 102.6% of list during the three months ending August 31, 2026. Low supply is doing a lot of work here.

One more thing. These numbers cover all of ZIP 03032. One street can read very differently from the ZIP as a whole. Price, condition, and location still matter a lot.
