Auburn has more sales, but fewer homes to choose from

The most important thing happening in Auburn right now is simple. More homes are selling, but far fewer are available to buy. That gap puts sellers in a stronger spot than the headline numbers might suggest. Here is what the Real Estate Data Aggregator counted for the three months ending August 31, 2026.

The Real Estate Data Aggregator counted just 15 homes for sale in ZIP 03032 during the three months ending August 31, 2026. That is down 55.9% from the same period a year before. Nationally, FRED put U.S. housing starts at 1,221 thousand units in September 2026, on a seasonally adjusted annual rate. Even with builders active, the supply in Auburn is thin.

The Real Estate Data Aggregator counted 28 homes sold, up 33.3% from a year before. But new listings fell 6.9% to just 27. Supply dropped to 1.6 months, down 3.4 months from a year ago. Six months of supply is considered balanced. Auburn is well below that.

Prices held up, and homes moved faster

The Real Estate Data Aggregator put the median sale price in 03032 at $825,950 for the three months ending August 31, 2026. That is up 3.8% from the same period a year before. For context, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Auburn is keeping pace with the national trend, and then some.

Homes also sold faster. The Real Estate Data Aggregator counted a median of 40 days on market, 9 days shorter than a year before. And 68.2% of homes went under contract within two weeks of listing, up 16.2 points from a year ago. Not every home sold fast, but the ones priced well moved quickly.

Buyers are still paying over list

The Real Estate Data Aggregator put the average sale-to-list ratio at 102.6%, up 2 points from a year before. That means homes sold for more than their asking price, on average. About 39.3% of homes sold above list price, though that share is down 8.3 points from a year ago. So competition is real, but it is not as sharp as it was.

Rates are still a headwind for buyers

Freddie Mac put the 30-year fixed rate at 7.40% as of October 15, 2026. The 15-year fixed averaged 6.71%. Realtor.com noted that mortgage rates climbed above 7% for the first time since January 2025. That is real pressure on buyers' budgets. It may be part of why pending sales in 03032 fell 12% from a year ago, even as closed sales rose. Buyers are active, but they are moving carefully.

Nationally, Realtor.com reported that 20.8% of listings saw price cuts in September, the highest share since October 2022. Auburn has not shown that same softness. The sale-to-list ratio here is still above 100%. But it is a reminder that pricing carefully still matters, even in a tight market.

In short
  1. Auburn had 28 homes sold and just 15 for sale in the three months ending August 31, 2026. Supply dropped 55.9% from a year ago.
  2. Prices rose 3.8%.
  3. Homes went under contract fast.
  4. Rates are above 7%, which is slowing some buyers down, but the market is still leaning toward sellers.

These numbers cover all of ZIP 03032. One street can read very differently from the whole ZIP. A home near a main road, or on a quiet cul-de-sac, can sit in a different pocket of demand entirely.
