Bedford stayed tight even as the national market loosened
Nationally, the market shifted toward buyers this summer. Realtor.com counted active listings topping 1.16 million homes in September 2026, and Realtor.com also reported that price cuts hit 20.8% of listings, the highest share since October 2022. Bedford did not follow that script.
The Real Estate Data Aggregator counted just 1.7 months of supply in ZIP 03110 for the three months ending August 31, 2026. That is a tight market by any measure. Six months of supply is the rough line between balanced and tilted. Bedford is well below it.
For sellers, that low supply helps explain why prices held. The Real Estate Data Aggregator put the median sale price in 03110 at $814,500 for the three months ending August 31, 2026. That is down just 1% from the same period in 2025. A small dip, not a slide.
For buyers, it means the competition here is real, even as national headlines talk about a loosening market. Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That adds pressure on both sides of a deal.
More than half of homes sold above asking
The Real Estate Data Aggregator found that 52.2% of homes in 03110 sold above list price in the three months ending August 31, 2026. That share is up 1.3 points from the same period in 2025. So even with rates near 7.40%, buyers are still competing.
Speed held up too. The Real Estate Data Aggregator counted 57.8% of homes going under contract within two weeks of listing. That is down 2.9 points from a year ago, so it is a little slower. But more than half still moved fast.
Fewer homes came to market, and fewer sold
The Real Estate Data Aggregator counted 92 new listings in 03110 for the three months ending August 31, 2026. That is down 17.1% from a year before. Fewer sellers came forward, and fewer deals closed: 90 homes sold, down 16.7% year over year.
Pending sales dropped more sharply. The Real Estate Data Aggregator counted 83 pending sales, down 25.9% from the same period in 2025. That gap between pending and closed is worth watching in the months ahead.
What the national picture means for Bedford
Nationally, sellers outnumbered buyers in a big way. Realtor.com reported that active listings topped 1.16 million in September 2026. The Federal Housing Finance Agency put national year-over-year price growth at just 2.6% through July 2026. Bedford's median price dipped 1% in the same window, roughly in line.
But the supply story is different here. At 1.7 months, Bedford is far tighter than the national trend suggests. That is the number that keeps prices from falling further and keeps buyers in competition with each other.
- Bedford is not the national market.
- Supply is tight at 1.7 months.
- More than half of homes sold above asking.
- Prices dipped just 1%.
- Rates are high at 7.40% (Freddie Mac, October 8, 2026), but demand here has not collapsed.
- The data covers the three months ending August 31, 2026.
One more thing: the numbers above cover all of ZIP 03110. One street can read very differently from the ZIP as a whole. Price, condition, and location within Bedford all matter.
