Boston has more choices now
The biggest shift in Boston right now is supply. Listing Leads counted 457 homes for sale across the nine ZIP codes it tracks, up 25.9% from the same period last year. More choices for buyers means more competition for sellers. That changes how you price.
Sales are still happening. Listing Leads counted 486 homes sold in the same period, up 6.8% from a year before. And 478 more were pending. Buyers are active. They just have more to choose from than they did.
Where inventory grew the most
Not every ZIP felt the same shift. Listing Leads shows 02149 up 51.4%, 02150 up 47.6%, and 02145 up 45.5% in homes for sale. Those three saw the sharpest swings. 02143 was the one ZIP that actually had fewer homes for sale, down 1.8%.
Prices moved in different directions
More supply did not push every price down. Listing Leads shows 02129 with a median sale price of $1,215,450, up 15.8% from a year ago. 02149 rose 9.4% to $782,500. But 02113 fell 18.2% to $570,000, and 02145 dropped 13.5% to $900,000. The market is not moving as one.

How fast homes are selling
Speed varies a lot by ZIP. Listing Leads shows 02129 with a median of just 16 days on market. 02141 sat at 37 days, 14 days longer than a year ago. Even in a market with more supply, priced-right homes are still moving quickly in some areas.
Are buyers still paying over asking?
In some ZIPs, yes. Listing Leads shows 02129 averaging 101.7% of list price, with 45.7% of homes selling above asking. 02143 came in at 100.9%. But 02109 averaged 97.3%, and 02114 averaged 98.5%. Sellers in those areas are generally accepting a little less than they asked.
The national picture adds context
Redfin reported that U.S. home prices rose 3.7% year over year in August 2026, the fastest annual growth rate in a year. Month over month, prices were up 0.25% on a seasonally adjusted basis. Boston's own numbers, from Listing Leads, show a more mixed picture ZIP by ZIP.
Realtor.com put the median home price for the Boston-Cambridge-Newton metro at $795,000 in August 2026, with days on market up 6 days from a year ago. That tracks with what Listing Leads shows locally: more homes, slightly longer waits in some ZIPs.
