Boston has more homes to pick from now

The one fact that matters most right now: buyers have more choices. The Real Estate Data Aggregator counted 457 homes for sale across Boston in the three months ending July 31, 2026. That is up 25.9% from the same period a year before. More supply means a buyer who does not like your price can move on to the next one.

Realtor.com put Boston's median list price at $795,000 in August 2026. That is the asking price, not the sold price. The gap between what sellers ask and what buyers pay is worth watching when inventory is rising.

Realtor.com also reported that days on market in Boston increased by 6 days year over year. Homes are sitting a little longer. That is a signal, not a crisis. But it does mean pricing right from day one matters more than it did a year ago.

Not every ZIP code looks the same

The citywide numbers tell one story. Each ZIP code tells its own. Look at how differently supply and price moved across Boston in the three months ending July 31, 2026, according to the Real Estate Data Aggregator.

ZIP 02129 stands out. The Real Estate Data Aggregator counted a median sale price of $1,215,450 there, up 15.8% from a year before. Homes sold in a median of just 16 days. The sale-to-list ratio was 101.7%, meaning homes sold above asking on average. That is a very different picture from the city as a whole.

ZIP 02113 tells a quieter story. The Real Estate Data Aggregator counted only 14 homes sold there, down 50% year over year. The median sale price fell 18.2% to $570,000. Months of supply jumped to 5.3, up 3.2 months from last year. Fewer buyers, more time on market, softer prices.

What the mortgage rate means right now

Freddie Mac put the average 30-year fixed rate at 7.03% as of September 24, 2026. That is real money on a $795,000 home. Buyers feel it. When rates are this high and inventory is rising, buyers take their time. That is another reason your price and your home's condition need to be right.

Nationally, the Federal Housing Finance Agency reported that U.S. home prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. That is modest growth. Boston's own numbers show a wider range, from double-digit gains in some ZIPs to double-digit drops in others.

Renting is not getting cheaper either. Realtor.com reported that the median asking rent in the Boston-Cambridge-Newton metro area was $2,959 in August 2026, down 2.4% from a year before. Rents are slipping a little, which gives some renters slightly more breathing room. But at $2,959 a month, the cost of renting stays high, and that keeps some would-be buyers in place longer.

What this means if you are selling

More inventory is not bad news by itself. Across Boston, the Real Estate Data Aggregator counted 486 homes sold in the three months ending July 31, 2026, up 6.8% from a year before. Pending sales rose 5.5% to 478. Buyers are still active. But they have more to choose from, and Realtor.com shows they are taking 6 more days to decide.

Nationally, Realtor.com reported that 20.4% of listings had price cuts in August 2026. That is a useful benchmark. If your home sits without offers, the market is telling you something worth listening to.
