Boston has more listings, but buyers are not moving faster

Here is the one thing sellers need to know right now: more homes are competing for the same pool of buyers. The Real Estate Data Aggregator counted 417 homes for sale across Boston in the three months ending August 31, 2026. That is up 32.8% from a year before. At the same time, pending sales slipped 0.5% to 385. More supply, flat demand. That changes the math for anyone pricing a home today.

Buyers are also taking longer to decide. Realtor.com reported that Boston homes took 6 more days to sell year over year in September 2026. That matches what the zip-code data shows: days on market rose in most parts of the city. Homes are not sitting forever, but the quick-turnaround pace of a year ago has cooled.

Rates are not helping buyers move faster

The rate picture adds context. CNBC reported that the average contract rate on a 30-year fixed mortgage climbed to 7.49% last week. Freddie Mac put the 30-year average at 7.28% as of October 1, 2026. Realtor.com noted that rates topped 7% for the first time since January 2025 in September 2026. Higher borrowing costs give buyers one more reason to slow down and compare before committing.

The city-wide picture, zip by zip

The broad numbers tell one story. The zip codes tell several. Across the nine zips the Real Estate Data Aggregator tracks, days on market, prices, and buyer activity vary widely. Here is how each area looked in the three months ending August 31, 2026.

ZIP 02129, the Charlestown area, had the fastest pace: the Real Estate Data Aggregator put median days on market at 19. ZIP 02143, Somerville's east side, was close behind at 22 days, and nearly half of homes there, 46.8%, sold above list price. These two zips still feel competitive even as the broader market softens.

ZIP 02114, the Beacon Hill and West End area, tells a different story. The Real Estate Data Aggregator counted a median of 53 days on market there, 25 days longer than the same period a year ago. The share of homes going under contract within two weeks dropped 27.9 points to just 11.6%. Prices dipped 4.3% to $751,000. That is a real slowdown, and sellers there need to know it.

Where inventory jumped the most

ZIP 02145, the Somerville Winter Hill area, saw homes for sale rise 75.6% year over year to 79, per the Real Estate Data Aggregator. ZIP 02150, Chelsea, was up 52.6% to 58 homes. ZIP 02141, East Cambridge, rose 61.5% to 42. More supply in these areas means buyers have real options, and sellers have real competition.

One zip bucked the trend. ZIP 02114 actually saw inventory fall 1.6% year over year, yet it still had the slowest pace of any area. Fewer listings did not translate to faster sales there.

Prices: a mixed picture

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Boston's zips show a wider range. ZIP 02129 was up 11% to $1,165,000. ZIP 02149 rose 6.5% to $745,000. But ZIP 02109 dropped 30.2% to $930,000, and ZIP 02145 fell 26.3% to $800,000. Large price swings in smaller zips often reflect a shift in the mix of homes that sold, not just the market moving.

Above-list sales are still happening, just less often

Even with more inventory and slower movement, some homes are still selling above asking. In ZIP 02143, the Real Estate Data Aggregator counted 46.8% of homes selling above list price. In ZIP 02129, it was 37.9%. In ZIP 02141, that share actually rose 20.1 points to 37.5%, even as days on market there climbed 14 days. The right home, priced right, still draws competition.

But the overall direction is clear. Across most zips, the share of homes selling above list dropped compared with a year ago. ZIP 02129 fell 21.9 points. ZIP 02149 fell 16.7 points. ZIP 02113 was the exception, rising 23.2 points, though that zip had only 14 homes sold, so one or two deals can move the number a lot.
