More Boston listings are giving owners more room to plan

The biggest change in Boston right now is simple: there are more homes to choose from. The Real Estate Data Aggregator counted 457 homes for sale across Boston in the three months ending July 31, 2026, up 25.9% from the same period a year before. More supply means buyers have options. That puts more weight on how you price and present your home.

More listings did not stop sales from growing. The Real Estate Data Aggregator counted 486 homes sold across these Boston ZIP codes in the same period, up 6.8% from a year before. Pending sales rose too, up 5.5% to 478. Buyers are still moving. They just have more to compare your home against.

Realtor.com put Boston's median list price at $795,000 in August 2026. That is the asking side. On the sold side, results varied a lot by ZIP code, as you will see below. Realtor.com also noted that days on market in Boston rose 6 days year over year. Homes are still selling, but they are sitting a little longer before they do.

How each ZIP code looked

The story is not the same everywhere. Some ZIP codes saw prices climb while others dipped. Speed varied just as much. Here is what the Real Estate Data Aggregator recorded for each area in the three months ending July 31, 2026.

Where things moved fastest

ZIP 02129 stood out. The Real Estate Data Aggregator recorded a median sale price of $1,215,450 there, up 15.8% from a year before. Homes sold in a median of 16 days. The average sale came in at 101.7% of list price. Nearly half of all homes, 45.7%, sold above their asking price. That is a very different picture from the broader Boston market.

Where supply grew the most

Some ZIP codes saw inventory jump sharply. The Real Estate Data Aggregator counted homes for sale in 02149 up 51.4% year over year. In 02150, inventory rose 47.6%. In 02145, it was up 45.5%. More supply in those areas means sellers face more direct competition. Pricing carefully matters more when buyers have more choices on the same street.

What the mortgage rate means right now

Freddie Mac put the average 30-year fixed mortgage rate at 7.03% as of September 24, 2026. The 15-year averaged 6.42%. Rates at that level keep some buyers cautious. That is one more reason a well-priced home matters: buyers who are stretching on rate are not going to stretch on price too.

The rental picture

Realtor.com reported a median asking rent of $2,959 in the Boston-Cambridge-Newton metro area in August 2026, down 2.4% from a year before. Rents slipping a little can nudge some renters toward buying. But with mortgage rates where they are, that math is still tight for many people.

One last thing worth knowing: Realtor.com reported that 20.4% of listings nationally had price cuts in August 2026. Boston is not immune to that. A home priced right from the start is less likely to need one.
