More listings gave Newburyport buyers a little more room
The one number that shapes what you should do right now: 45% of Newburyport homes sold above list price in the three months ending July 31, 2026, up 8 points from a year before, according to the Real Estate Data Aggregator. More supply came to market, but buyers still competed hard for the homes they wanted.
Here is the honest picture. The Real Estate Data Aggregator counted 61 homes for sale in ZIP 01950, up 5.2% from a year ago. New listings rose 14.6%, to 110. That gave buyers more to look at. But 2.3 months of supply is still lean. A balanced market sits closer to 5 or 6 months.
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. That is the broader tide lifting supply. Newburyport is moving the same direction, just from a much tighter starting point.
Price dipped a little, but speed held up
The Real Estate Data Aggregator put the median sale price in ZIP 01950 at $947,000, down 4.1% from the same three months in 2025. Prices eased. That is worth saying plainly. But homes still sold in a median of 20 days, only one day longer than a year ago. Well-priced homes are not sitting.
More than half of all Newburyport homes, 57.3%, went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That share slipped 4 points from a year ago, so not every home moved instantly. But the market still rewarded homes that came in priced right.
Rates are a real factor right now
Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. The 15-year averaged 6.60%. Realtor.com noted rates climbed above 7% for the first time since January 2025. That affects what buyers can afford, which connects directly to what sellers can expect.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, they were up 0.3% in July on a seasonally adjusted basis. Newburyport's 4.1% price dip runs against that national grain, which is worth knowing if you are setting a price.
What this means street by street
The Real Estate Data Aggregator counted 80 homes sold in ZIP 01950 in the three months ending July 31, 2026, down just 1.2% from a year ago. Demand is still there. But one street can read very differently from the whole ZIP code. A home near the waterfront moves on different terms than one farther out.
