One part of Sea Coast is still moving fast, even with more homes for sale

Nationally, sellers outnumber buyers by 62.6%, according to a report published October 14, 2026 by Redfin. That sounds grim. But the Real Estate Data Aggregator counted the three months ending August 31, 2026 in ZIP 03824, and the picture there looks nothing like the national one.

ZIP 03824 had just 1.6 months of supply. That is the tightest reading in Sea Coast. For context, most agents consider six months balanced. At 1.6 months, buyers are still competing, and sellers have real pricing power.

Speed confirms it. The Real Estate Data Aggregator found that 52.8% of homes in ZIP 03824 went under contract within two weeks of listing. More than half. That is not a slow market.

Pending sales in ZIP 03824 were up 50% from the same period a year before, the Real Estate Data Aggregator counted. Homes sold rose 54.5% year over year. Demand here did not slow down. It picked up.

The rest of Sea Coast is a different story

Not every ZIP is this tight. The Real Estate Data Aggregator counted 7 months of supply in ZIP 03840 for the same period. That is more than four times what ZIP 03824 carries. Homes sold in 03840 fell 43.3% from a year before. That is a meaningful gap, and it matters if you are pricing a home.

Prices reflect these differences too. The Real Estate Data Aggregator put the median sale price in ZIP 03801 at $790,000, down 7.3% from a year before. In ZIP 03904, the median rose 15% to $710,000. Same market, same period, opposite direction.

What the national numbers miss

Realtor.com reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. Those are real headwinds for buyers.

But the Real Estate Data Aggregator shows that 03824 had 18 homes for sale and 36 pending sales in the same three-month window. More homes under contract than available. That kind of imbalance does not care much about the national mood.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Some Sea Coast ZIPs beat that by a wide margin. ZIP 03870 saw a 39% jump in median sale price, the Real Estate Data Aggregator found. Others, like 03801 and 03903, gave back ground.

In short
  1. The national story is about too many sellers and too few buyers.
  2. In ZIP 03824, the Real Estate Data Aggregator counted 1.6 months of supply and found that 52.8% of homes went under contract within two weeks.
  3. One ZIP code can read very differently from the national headline, and even from the ZIP next door.

One street can read differently from its whole ZIP code. If your home is in Sea Coast, the numbers above are a starting point, not the final word on what is happening where you live.
