Portsmouth buyers have more room, but good homes still move fast
The biggest shift in Portsmouth right now is inventory. The Real Estate Data Aggregator counted 111 homes for sale in ZIP 03801 for the three months ending August 31, 2026. That is up 16.8% from the same period a year ago. More supply means buyers have real options. It also means sellers have to earn the sale.
Nationally, the picture is even more tilted toward buyers. Realtor.com reported that active listings topped 1.16 million homes in September 2026. Realtor.com also reported that 20.8% of listings took a price cut, the highest share since October 2022. Portsmouth has not gone that far, but the same wind is blowing here.
Prices dipped, but homes still close near full ask
The Real Estate Data Aggregator put the median sale price in 03801 at $790,000 for the three months ending August 31, 2026. That is down 7.3% from the same period last year. A dip worth noting. But the sale-to-list ratio tells a different story: homes sold at an average of 99.3% of list price, down just 0.1 points from a year ago. Sellers who priced well still got nearly everything they asked.
Homes are taking longer, but the fast ones still go fast
The Real Estate Data Aggregator shows the median days on market in 03801 reached 44 days for the three months ending August 31, 2026. That is 12 days longer than the same period a year ago. So the average home is sitting longer. But 45.3% of homes still went under contract within two weeks of listing. Nearly half the market moved quickly. The homes that showed well and priced right did not wait around.
Freddie Mac put the 30-year fixed mortgage rate at 7.40% as of October 8, 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. That is real pressure on buyers' budgets. It helps explain why the Real Estate Data Aggregator counted only 101 homes sold in 03801 for the three months ending August 31, 2026, down 25.2% from a year ago. Fewer buyers are moving. The ones who are moving are being careful.
What this means if you own a home here
The Real Estate Data Aggregator counted 150 new listings in 03801 for the three months ending August 31, 2026, up 8.7% from a year ago. More sellers are coming to market. That is good for buyers and it raises the bar for sellers. Pricing close to market value matters more now. So does preparation. Buyers have options, and they know it.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Portsmouth's median dipped 7.3% over the same window. That gap is worth understanding before you pick a price. The national trend and the local trend are not the same thing right now.
- Portsmouth has more homes, longer days on market, and a median price that slipped 7.3%.
- But homes priced right are still closing at 99.3% of list, and nearly half go under contract within two weeks.
- This is a market that rewards preparation, not one that punishes sellers who do the work.
One more thing worth knowing: these numbers cover all of ZIP 03801. One street can read very differently from the ZIP as a whole. A block near the water, a condo building downtown, a single-family neighborhood a mile inland. They do not all move the same way.
