Portsmouth buyers have more room, but strong homes still move fast
The biggest shift in Portsmouth right now is supply. The Real Estate Data Aggregator counted 111 homes for sale in ZIP 03801 during the three months ending August 31, 2026. That is up 16.8% from the same period a year ago. Buyers have more to compare. That means sellers have to earn the sale more than they did last year.
Nationally, Realtor.com reported active listings hit 1.16 million homes, up 5.5% year over year. Portsmouth's 16.8% gain runs well ahead of that national pace. More local inventory means buyers here have real choices, and that changes how a seller has to show up.
The median price pulled back
The Real Estate Data Aggregator put the median sale price in 03801 at $790,000 for the three months ending August 31, 2026. That is down 7.3% from the same stretch in 2025. Prices dipped, but they did not fall off a cliff. The Federal Housing Finance Agency reported U.S. house prices still rose 2.6% from July 2025 to July 2026, so Portsmouth's dip is a local story worth watching.
Fewer homes sold, but buyers are still active
The Real Estate Data Aggregator counted 101 homes sold in 03801 during the three months ending August 31, 2026. That is down 25.2% from a year ago. Fewer closings partly reflects higher mortgage rates. Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. Realtor.com noted rates topped 7% for the first time since January 2025. That is real pressure on buyers' budgets.
Still, the Real Estate Data Aggregator counted 128 pending sales in 03801 for the same period. That is only down 5.2% from a year ago. Pending sales held up better than closed sales did. Buyers are still making decisions. They are just moving a little more carefully.
Strong homes still move fast
Here is the part that surprises people. The Real Estate Data Aggregator found that 45.3% of Portsmouth homes went under contract within two weeks of listing during the three months ending August 31, 2026. Nearly half. That is down 7.3 points from a year ago, so the pace has cooled some. But it still means the right home, priced well, finds a buyer quickly.
The sale-to-list ratio backs that up. The Real Estate Data Aggregator put it at 99.3% for 03801 during the three months ending August 31, 2026. Sellers are getting almost exactly what they ask. That number is only down 0.1 points from a year ago. Nationally, Realtor.com reported price cuts hit 20.8% of listings in September, the highest since October 2022. Portsmouth is holding steadier than most of the country.
New listings kept coming
The Real Estate Data Aggregator counted 150 new listings in 03801 during the three months ending August 31, 2026. That is up 8.7% from a year ago. Sellers are still entering the market. With supply at 3.4 months, up 1.2 months from last year, Portsmouth sits in territory where neither side holds all the cards. Pricing and preparation matter more now than they did in 2025.
